Hoarding Cleanup in Las Vegas, Room by Room

Hallways clear, the kitchen works again and the exits open. Nothing leaves before you've agreed which piles stay.

Las Vegas Bio Clean arranges hoarding cleanup in Clark County, indoors and out in the garage, and the first thing to settle is who's deciding.

The American Psychiatric Association puts hoarding disorder at about 2.6% of people, higher over age 60. It's a health condition: real distress at throwing things away. The International OCD Foundation's guidance is blunt that clean-outs usually don't work on their own. They can bring on anger and a sense of loss, and the clutter often comes back within months.

So if the person is alive and living there, the plan starts with safety and with them in the room for the decisions: a clear path to each exit, a working kitchen and toilet, nothing stacked against the water heater. Some jobs do have a hard date from a landlord or an inspector. Then the crew works to that date and keeps the person involved as far as the calendar allows.

Clutter levels decide the crew and the gear

The Clutter Image Rating shows nine photos of a room, getting fuller, and picture 4 or higher points to a probable hoarding problem. The Institute for Challenging Disorganization also has a Clutter-Hoarding Scale, with five levels for the whole home. The table below is our own plain guide, not either scale, so you can tell us where the house sits.

What you seeWhat it means for the jobLikely crew work
Rooms crowded, paths clear, kitchen and bath workingMostly sorting and hauling, and the owner can leadSorting, donation runs, a truckload or two
Rooms can't be used for what they're for, one exit blockedFire and fall risk, with mice or roaches likelyStaged clearing, pest evidence cleaned up, sanitizing
Waist-high stacks with narrow paths, kitchen or bath not usableRotting food, plumbing or wiring hidden behind stacksFull PPE, biohazard work in kitchen and bath, roll-off on site
Human or animal waste, a person or pet found dead, structure damagedBiohazard cleanup first, sorting second. May need a contractor for floorsContainment, floor removal, odor treatment, medical waste disposal

Tell us about animals, rot, standing water, or any room you can't get into. Those details turn a hauling job into biohazard work, and they change the price far more than the square footage does. Published hoarding cleanup figures are on the cost guide.

An estate cleanout runs differently from a live-in job

When the owner has died or moved into care, nobody is arguing over each item, but there's still a family trying to find the will, the titles and the jewelry. Say what you're looking for on the call. The crew sets those finds aside as they turn up.

Executors out of state can run this by phone, with photos at each stage. If a death happened in the house, the unattended death work comes first.

A rental unit needs the owner's sign-off

An inspection or a neighbor's complaint can turn up a unit nobody can walk through. Sort out your legal right to enter and to dispose of belongings before the job starts, since Nevada has specific steps for property left behind. The property manager page covers them.

In a hot Las Vegas summer, a hoarded unit with the cooling off can also carry a heavy smell from spoiled food or waste. Say so when you call.

What people ask before a hoarding job

Will you throw everything away?
Not unless that's the agreement. Before anything leaves, the crew sets up what's kept, what's donated and what's hauled, and who says yes on the doubtful pile. If papers, cash or medicine turn up, they go to that person.
Does insurance pay for hoarding cleanup?
Usually not on its own. Policies carry neglect and maintenance exclusions, and a claims-industry review says hoarding can be grounds to deny a claim. A sudden event such as a fire or a burst pipe in the same house is a different question.
Can you work from photos?
A few photos of each room help set up the call, and they're a good way to start if having a stranger inside feels like too much. The firm price still comes from someone seeing the house.
I got a notice from code enforcement or an HOA. Can you work to that date?
Read us the date and what the notice names. Those often point to the yard, an exit or a smell, and the scope can start with what the notice requires, even if the rest of the house takes longer.

The walk-through starts at the front door

The crew checks the exits, the kitchen and the bathroom first, then goes room by room to work out how long it'll take and what it costs.
