Biohazard Cleanup for Las Vegas Landlords and Hotels

Your unit or guest room back in service, with paperwork for the file. Save one number for every property, and the crew works from your lockbox or security desk.

Empty hotel corridor with patterned carpet and closed doors

Las Vegas Bio Clean is a single number for Clark County biohazard cleanup if you run rentals, an HOA, a hotel, a casino or a funeral home.

That covers a tenant's death or suicide, a fight in a stairwell, a hoarded unit at turnover, drug residue after a move-out or a blood event in a guest room. A valley with about 150,300 hotel rooms and a lot of rental stock has plenty of doors to look after. Read us the address and unit number, and we'll get a licensed, insured crew set up the same way each time.

Southern Nevada's hotel rules name blood and biohazard events

The Southern Nevada Health District's Public Accommodation Regulations took effect June 5, 2026, and apply across Clark County, including Las Vegas, North Las Vegas, Henderson and Boulder City. These parts bear on an outside crew:

SectionWhat it saysFor your crew call
2.1.16Items in a room stained with blood or bodily fluids count as a substantial hazardThe room stays out of service until it's dealt with
2.1.17An unmitigated biohazard event in more than one guest room or a public area is a substantial hazardSay how many rooms or which public area is involved
6.2.2Employees responding to biohazard events must be trained to OSHA standardsUntrained housekeeping staff shouldn't be sent in

The sample plan is written for spills such as vomit, diarrhea and blood. A death, a shooting or a suicide in a room goes well past it. Fluid can reach the mattress, the box spring, the carpet pad and sometimes the room below, and the regulation has no separate section on those. Close the room, call 911 if anyone is hurt or deceased, and call us once the coroner and police have finished.

Discretion is part of the walk-through. Tell us which service elevator and loading dock to use, which hours avoid guests, and who from security meets the crew. Timeshare and condo towers need the owner's or the HOA's say as well, so bring them in early.

Landlords need the unit released and a yes

Before work starts, the crew needs someone with authority over the unit. For a death, that means the coroner's office has finished and you know who speaks for the belongings. Photos, the written scope and disposal records are worth asking for, since an insurer, an estate or a later dispute may want them.

If the smell has reached other tenants, move fast. The story behind the page on neighbor's units is what it looks like when no one knows whom to call. Fix on a number now, before you need it.

Rental turnover problems have their own pages: a hoarded unit and drug residue after a move-out.

Funeral homes may hear about the room first

A family may ask you what happens to the house. Keep our number with your arrangement paperwork, and pass it on if the family asks. They can call when they're ready, and nobody from here will chase them.

Attorneys, executors and the out-of-state relatives you work with can use the same line. The whole job can run on email and photos. The unattended death page gives you something to send them.

Nevada questions from owners and managers

General information, drawn from the statutes. It isn't legal advice.

Do I have to tell the next tenant someone died in the unit?
Nevada says no, with an exception. NRS 40.770 says a homicide, suicide or other death isn't material in a sale or rental unless a condition of the property caused it. The state's real estate guide adds that a licensee can't lie if asked directly.
Who pays for the cleanup when a tenant dies?
We haven't found a Nevada rule that settles it. Habitability and deposit rules may bear on it, so ask your attorney about your lease.
Can I clear the belongings of a tenant who died?
Be careful here. NRS 118A sets storage and notice steps for property left after eviction, but we found nothing in it about a tenant's death. A relative, an executor or the county Public Administrator may have the first claim. Get that settled before anything goes out.

A crew walks the unit and writes it up for your file

Expect a walk from the door to the edges of the damage, then a written scope you can forward to the owner, the estate or the insurer.
